James Le Court Plumbing Introduce
For California residents and property managers, particularly those in the highly-populated Orange County area, the need for a trustworthy and experienced plumbing contractor is paramount. Plumbing issues—ranging from minor leaks to catastrophic sewer failures—require a swift, reliable, and professional response. James Le Court Plumbing, operating from the Foothill Ranch area, has established a significant presence in the local market since its founding in 1991. The company, which originated in San Juan Capistrano, has grown to serve a wide array of customers, including residential homeowners, commercial properties, and a large number of Homeowners Associations (HOAs).
The company prides itself on being a full-service provider, addressing virtually every plumbing need that arises. Their longevity in the competitive Orange County market speaks to a foundational commitment to the trade. They clearly state on their platform that they are licensed, bonded, and insured, confirming their adherence to California state requirements, specifically citing State Contractors License #868279. This CSLB license number confirms their status as an officially credentialed entity, a critical factor for any customer in California seeking a reputable service provider.
However, navigating contractor relationships can sometimes present challenges, as evidenced by a few concerning customer reports. One customer expressed serious frustration regarding a service delay and lack of communication during a scheduled water shut-off: “Water should have been back on but they were already 20 minutes late... Why is the water shut off if there is no one here to work on anything? Did he leave and forget to turn the water back on? 8 hours without water when I have a small child at home is a long time.” Another client reported that a temporary “clamp bandaid fix” for a leaking pipe in the kitchen failed three weeks later, leading to two inches of water in their kitchen, adding more water damage and requiring the removal of new flooring. This customer felt that the situation escalated due to a perceived lack of care for their property and the need for HOA intervention to get the final pipe replacement completed. These real-world experiences highlight that while a contractor may possess the necessary credentials and offer a wide range of services, prospective customers should always set clear expectations for communication, project timelines, and ensure that permanent repairs are prioritized over temporary fixes to prevent secondary damage.
Location and Accessibility
James Le Court Plumbing is strategically located to serve the greater Orange County region efficiently. Their physical headquarters in Foothill Ranch is situated near major transportation routes, which aids in rapid deployment of their service fleet across the county. This central location in South Orange County—a hub for many residential and community association properties—is a significant asset, especially when providing emergency services. The office location is:
27176 Burbank, Foothill Ranch, CA 92610, USA
The ability to quickly reach areas such as Laguna Hills, Mission Viejo, Irvine, and other nearby communities is a necessity for a company offering 24/7 emergency response. What is Worth Choosing
The main draw of James Le Court Plumbing is their proven track record of handling high-volume, complex plumbing work, especially within managed communities. Their long history, strong BBB A+ rating, and official CSLB licensure make them a low-risk option from a compliance and reputational standpoint. The fact that they specifically serve over 300 HOAs indicates a deep understanding of multi-unit residential plumbing, which often involves more intricate shared piping and maintenance requirements than standard single-family homes.
However, prospective customers—especially those managing personal property damage—should be proactive and vigilant. While the company offers 24/7 service, the importance of clear communication and the follow-through on permanent repairs cannot be overstated, as suggested by past customer feedback. When dealing with emergency situations, customers should confirm the scope of work and the timeline for a definitive fix, rather than relying solely on temporary solutions. For HOAs and commercial entities in Orange County requiring a contractor with proven scale, capacity, and a comprehensive service list, James Le Court Plumbing remains a compelling choice, provided that effective communication and a commitment to immediate, permanent resolutions are confirmed before major work is authorized.

James Le Court Plumbing Reviews
Water should have been back on but they were already 20 minutes late. I called the office to find out what's happening because there is not a work truck here. He was gone. Got caught in traffic on his way back. Why is the water shut off if there is no one here to work on anything? The lady who answered was so irritated that I asked her that. She said they are allowed to have it off until 3:30. I get it. That is what was scheduled. But why have it off if no one is doing anything? Did he leave and forget to turn the water back on? 8 hours without water when I have a small child at home is a long time. I need water to give her a bath. Make food. Clean. Water is very necessary in the restroom. Ugh!!
September 05 · Priscilla RangelI had a leaking pipe in the kitchen and it was pretty bad by the time I realized it. They clamped it and left without any word about when they would return to replace it. Fast forward 3 weeks, there is 2 inches of water in my kitchen due to failure of the clamp bandaid fix. This flood added MORE damage to my existing water damage situation. This resulted in the removal of the flooring in my bedroom., which is only 2 years old. After I told my HOA about this did they show up to replace the pipe. These guys do not seem to care about people and their property. It’s too bad my HOA is too complacent to find a better plumber.
June 08 · Luree SThis company is contracted through my HOA. There is a current, active leak at 9:35 PM on 1/2/24. The water is clearly coming underneath the adjacent building, however, the plumber does not notify any of the 4 units in that building but instead comes to my unit and leaves a flyer without addressing the issue. Does not talk to the actual unit under which there is a huge stream of water.
January 03 · Adella FarrThey came out next day and check what needed to be done. That was last Wednesday 1/06 and said they would give me a quote on work . After 2 calls asking about quote no response It's Sunday 1/10 and haven't heard anything.I called again to check out my scheduling status and found out they never received my email and the contract signed and my credit card information . So after I repeated that process and send it again confirmed after I sent it they got it I was scheduled 2 days later to have work done.
February 02 · Michael WhitakerThese guys were hired to unclog my neighbor's kitchen sink when I was at work and they punchered the common pipe shared and released nasty water all over my kitchen floor and my living room and also ruined my late mom's hand woven persion carpet in the process. After a month of anguish, they still haven't paid for my carpet and giving me the run around. They tell you what they're going to do but never get to it. I have called them many times and did what they ask me to do patiently. Their customer service is a joke and I would never give them the job even if it were free. Buyers be aware...
